Good to know
- These figures assume the interest rate stays the same and the property stays rented, apart from the empty-month allowance. In real life the rate can change each time you renew.
- Rent, costs and home value growth are assumptions, not forecasts. Home values can go down as well as up.
- Cash flow and profit are before income tax, and profit is before selling costs. Talk to your accountant about how rental income and a sale are taxed.
- Property tax, insurance and closing costs include estimates unless you entered your own. Get real quotes and check the property’s rent and costs before you buy.
- A rental you won’t live in needs at least 20% down. Ask your lender how they’ll count the rent when you apply.
- This report is for planning only. It isn’t financial, tax or mortgage advice.
