Selling your home

Selling your home in Edmonton?

Here’s my plan to price it right, show it well and get you to possession day with less stress.

What’s included

Six steps to sold

  1. Price it with evidence

I prepare a market analysis using recent sales near you, so your list price is backed by real numbers.

  2. Get it ready to show

We walk through your home together and I give you simple prep and staging tips that fit your budget.

  3. List it so it gets seen

Your home is listed where buyers and their agents search, with photos and a description buyers actually read.

  4. Share it on social media

I feature your home on my Instagram and Facebook pages to reach buyers scrolling in Edmonton.

  5. Handle every offer

I go through each offer with you, explain the price and conditions, and negotiate for the best overall deal.

  6. Firm to possession

Conditions, the Real Property Report and compliance, your lawyer and possession day. I keep it all on schedule.

Pricing

How we land on a number

Start with real sales: similar homes nearby that sold in the last few months, what buyers can choose from today, and what didn’t sell and why.

Then adjust for your home: condition and updates, size and layout, and location details like backing onto a park or a busy road.

Then watch the response. The first two weeks on the market are usually your best shot at strong offers, so the price has to be right from day one.

Costs to plan for as a seller

  • My commission, set out in our listing agreement
  • A Real Property Report with the City’s compliance stamp, if yours is out of date
  • Your lawyer’s fees for the sale
  • Paying out your mortgage, plus any prepayment penalty
  • Moving costs, and any repairs you agree to

Order your Real Property Report early

Most Alberta purchase contracts ask the seller for a Real Property Report showing the City has approved what’s on the lot. If you’ve added a deck, garage or fence since your last one, you may need a new report. It can take a few weeks, so start before you list.

How I’m paid

Before we list, I’ll go through RECA’s Consumer Relationships Guide with you. Then we sign a listing agreement that sets out my services, my commission and how long it lasts. Commission is negotiable, so ask me anything.

General information only. Confirm details about your own sale with your lawyer and lender.

Curious what your home could sell for?

I’ll look at recent sales near you and walk you through a realistic price range. No pressure to list.
